Martin Feldman Hospitality is a hotel management company with a proven track record of success.


We managed this project from 1982 until 1998. It was built in 1915 and in need of major renovation--not just the aesthetics, but also the plumbing, HVAC, electrical and some asbestos abatement. The hotel was performing below the market at about 58% occupancy and an average rate of $55. In 1981, the hotel was cash flowing about $500,000 and over the next five years we spent over 15 million dollars renovating the property and creating a 32,000 sq. ft. conference center. Our hotel consultants directed extensive employee training and an empowered workplace culture which gave us an edge in the marketplace for great service. In a shared vision with the owner, we then repositioned the hotel in the marketplace with a “split personality,” as a major conference center midweek and on weekends an urban resort getaway.

Occupancy grew to 70% after our first year of operations despite ongoing renovation. In 1987, continuing the repositioning to keep ahead of the demands of ever-changing consumer needs, our experience in spa management proved invaluable as we designed and built a European Health Spa, the first major urban spa ever built.

Within a year it was running at 75% occupancy and two years later it was running at capacity with a six to eight week lead time for reservations. At the same time, the hotel occupancy jumped to 82% within a year of the Spa opening. Because of the increased demand we saw the opportunity to build 40 new luxury rooms with an average rate of over $250. They were completed in early 1997, and opened with national publicity. These rooms were quickly absorbed by the demand and the hotel occupancy remained in the low 80’s. We also supervised the renovation and re-launching of Jordan’s restaurant at the Claremont, creating extensive positive press reviews and a 50% increase in revenues.

In April 1998, the hotel was sold as one of the largest single hotel deals of the year, bringing close to 90 million dollars to the owner.

This property had a Howard Johnson franchise. It had not been maintained and was 30 years old. Occupancy and average rate were below the market’s competitive set; and it was losing about $100,000 per year. The owner had leased it to an operator for many years and asked our management team to reposition the motel and manage it. We changed flags to Choice Hotels’ Quality Inn. We spent $900,000 renovating the property and strategically focused on marketing the property with its differentiating attributes.
Within two years the motel was cash flowing more than $750,000 per year.



Our hotel management company supervised a fifteen million dollar renovation of La Mansión del Rio Hotel, a well respected Preferred property that was rated number three in Rev PAR in San Antonio amongst its competitive set. Our hotel consultants instituted state of the art, empowered culture change in the workplace, including daily training to position the hotel without question as the best service in the City.

We took the hotel to its most profitable years and it not only climbed to number one in its competitive set Rev PAR, but was rated in the top ten in Texas.



Our hotel management company assisted the owner in design and conceptualization of an exciting new hotel concept on the San Antonio River walk. Completed December 31, 2003, with 99 spacious, luxurious guest rooms, a 17,000 sq. ft. world class Spa, and a destination seafood restaurant made this an unusual product that will ultimately set the mark for future design of small luxury hotels.

In it’s first few months of operations it has received many accolades:

  • Mobil rating of the top six hotels in Texas.
  • Top 10 in Rev PAR in Texas.

The La Quinta Hotel and Conference Center

The La Quinta Hotel and Conference Center at the Medical Center in San Antonio is at the top end of the La Quinta franchise and boasts 168 rooms and 10,000 square feet of meeting space. The hotel opened in March 2007 under budget and on schedule. In the calendar year 2008 we distributed 22% cash return on investment to the equity partners.
